Workplace Cleaning for London Offices
Corporate headquarters, multi-let floors, serviced offices and coworking spaces are all offices, and none of them are cleaned the same way. The contract is written for the building and the people in it.
An office is judged on a handful of surfaces: the reception floor, the washrooms, the kitchen and the meeting-room table. Everything else can be adequate; those cannot. A workplace cleaning contract is built backwards from that, with frequency where the judgement happens and a lighter touch where it does not.
The type of office changes the job. A corporate headquarters wants one standard across every floor and a report the facilities team can put in front of the board. A multi-let building wants the tenant demise and the landlord common parts kept separate in the specification and the invoice. A serviced office or coworking operator is selling the cleanliness of the building to members every morning and needs daytime presence as much as an evening clean.
Hours follow the occupier. Most office floors are cleaned after they empty, in the evening or early morning, with a daytime operative for washrooms, kitchens and reception in buildings that want them kept presentable through the day. Periodic work such as carpet extraction, hard floor maintenance, high-level dusting and deep cleans of kitchens is grouped into weekend or holiday slots.
The specification is the contract. It sets out every task by room and by frequency, and it is audited on a schedule so a slipping standard is caught by a check and not by a complaint. Consumables, washroom hygiene units and window cleaning usually sit inside the same agreement so there is one supplier, one invoice and one person to call.

Reception sets the standard
The first ten metres inside the door are the ones every visitor judges. Entrance matting, glass and floor are cleaned to a higher frequency than the back office.
Washrooms are the complaint generator
Nothing produces more workplace complaints than a washroom that has run out or gone unchecked. Daytime checks and a consumables schedule stop them.
Kitchens take the load
Breakout kitchens are used by everyone and cleaned by no one. They need daily attention and a periodic deep clean of appliances and cupboards.
Desk moves and churn
Floors change layout, headcount changes with the business. The specification is reviewed on a schedule so the price and the frequency follow the office.
Landlord and tenant lines
In multi-let buildings, who pays for which square metre is written down at the start. Demise and common parts are reported separately.
Security and access
Pass lists, inductions and booked goods lifts are part of the job in managed buildings. A stable, named team keeps them simple.

How do you keep the standard from slipping?
